The United States is currently experiencing a shortage of at least 10 million single-family homes, a figure that surpasses some previous estimates provided by both government and private organizations.
The latest annual Economic Report of the President, prepared by the Council of Economic Advisers, notes that if the pace of single-family home construction and the growth of the housing stock had remained at historical levels and not declined after 2008, the country would have 10 million or more additional single-family homes today.
In November 2024, the government-backed company Freddie Mac reported a shortage of 3.7 million housing units, taking into account the demand from a growing population. The National Association of Realtors, in June 2021, estimated the deficit at 5.5 million units, based on an analysis of trends over the past 20 years compared to construction rates from 1968 to 2000.
